Choosing Appliances for a Kitchen Renovation Project

Fix-and-flip opportunities are everywhere, and they’re perfect for first-time investors who want to dip their toes into real estate. However, if you want to turn a profit, it’s always a good idea to provide exactly what the potential buyer would want, especially in the kitchen. Below, you can find some advice for choosing appliances for your fix-and-flip kitchen renovation.

Which Appliances Should You Install?

The main four appliances you should install during your kitchen renovation are a refrigerator, a range and oven, a range hood, and a dishwasher. These are the things that most people aren’t prepared to live without, even if it’s a small house or condo. If you’re on a very tight budget – or if you’re incredibly tight on space – you can nix the dishwasher altogether. On the other hand, if your budget allows and you do have the space, consider not only a built-in dishwasher, but also an over-the-stove microwave oven, too.

Stainless Steel is Popular

First and foremost, if you have a choice between white, black, and stainless steel kitchen appliances, you should always go with stainless steel. In the last few years, people have begun to associate the sheen of stainless steel with luxury even though it isn’t much more expensive than other materials. You can find virtually any appliance of any size in this metal, whether you’re looking for a half-size built-in dishwasher for a small condo or a huge double-door refrigerator for a massive Colonial-style home. The possibilities are truly endless, so be sure to take the time to browse sales so that you can get exactly what you need.

Size is Important

Now that you’ve decided what color and material you want to install for your project, it’s time to think about the size of the appliances and whether they’ll work or look nice in the space. As an example, putting very small appliances in a massive kitchen will cause the appliances to look smaller than they really are, and that can put potential buyers off. If the kitchen one of the major focal points for the home, make sure that you’ve installed the appliances that suit it. Large, spacious refrigerators built into the cabinetry would work nice in this case. On the other hand, if it’s a very small kitchen, think about a standard refrigerator and a half-size dishwasher, instead.

Should You Buy Extras?

Again, the most important kitchen appliances are the stove and oven combo, the range hood, the refrigerator, and perhaps even the dishwasher. Anything else is considered extra – right down to the garbage disposal. You’ll need to carefully examine your budget and what other homes in the neighborhood are like to truly get a feel for the other appliances you want to include. For example, if most of the homes in the neighborhood have built-in microwaves, it’s probably a good idea to include one.

No two kitchen projects are exactly the same, but there are a few common things to keep in mind when you renovate a kitchen during a fix-and-flip project. Make sure you’re giving buyers the best possible value for their money by ensuring the appliance materials and colors are popular, that the appliances actually fit the space, and that everything they would expect is included.
