Thinking About a New Build Real Estate Investment? Consider This Type of Floor Plan

New builds are incredibly popular real estate investments, and depending on the location, they can also be handsomely profitable. Today’s homeowners look for specific floor plans and layouts to suit their needs, so learning more about what’s trending can help you sell your new build faster than ever. Here are some floor plan ideas to consider for your new build real estate investment. 

Dual Master Suites

Traditionally, homes have a single master suite – a large bedroom and connected bath – alongside one or more traditional bedrooms. These homes are still incredibly popular, but there’s a new trend to think about – dual master suites. Living situations have changed a great deal in the last few decades. Married couples often prefer to have their own bedrooms for hobbies, for example, and many families move in elderly family members to care for them in their golden years. Dual master suites offer unsurpassed flexibility, so be sure to consider it in your next new build. 

A Second Living Area 

Most of us are familiar with the term “living room” or “family room,” and while they certainly serve their purpose, they don’t offer much in the way of flexibility for families. For example, if mom is watching the news, but dad wants to help the two kids with their homework, distractions will arise. More and more homes are being built with a secondary living space that is away from the hustle and bustle of the living room and kitchen. For example, stairs from the first floor may lead up into a large common space with plenty of seating rather than a hallway. 

A Massive Kitchen

Families love to cook together, but they don’t like cramped spaces. That’s why huge kitchens are important for today’s new builds. The “open concept” floor plan is still ideal; the kitchen, dining, and living rooms should be open and spacious. Unfortunately, with an oversized kitchen, the living room area may seem small in comparison, or the kitchen may become the focal point for the entire home. The best way to prevent this is with a huge kitchen island separating the kitchen area from the living room. It’s waist-high, so it doesn’t interfere with line of sight, but it helps to break up the space and provides balance. 

Closet Offices 

More people than ever before are working from home these days, and that means office space should be an important part of your new build’s floor plan. One of the biggest trends right now is the closet office (sometimes called a “pocket” office) that sits adjacent to the master suite. This room is typically smaller than a traditional bedroom and about the size of a large walk-in closet. It’s perfect for creating a separate workspace without taking up too much square footage.

Two master bedrooms, two living rooms, huge kitchens, and tiny offices are all incredibly popular right now. These aren’t the only things to consider when you create your new build floor plan, but hopefully, they can spark your imagination and help you build homes that sell quickly – and for a good price.
